Self Catering Terms & Conditions and General Information

We look forward to your stay in The Howe of Cromar and hope that you will find this less-well known corner of Royal Deeside as delightful as those of us who live and work here. Previous guests have found the following sections useful, and they are presented for your assistance accordingly. Please note the following:

Lets commence at 4pm on the day of arrival, and end at 10.30am on the day of departure - unless other arrangements have been previously agreed - in order to allow adequate time for cleaning etc

Rental Period

Lets for Drumniall are normally for one week Saturday - Saturday commencing at 4pm on day of arrival, and terminating at 10.30am on the day of departure. However, should you prefer a longer, or shorter stay, this may be possible by prior arrangement: please inquire via the ‘Contact Details’ section below. In such an event a ‘pro-rata’ rate will be agreed. The Property is let for holiday purposes only, and solely to the persons named on the Booking Form.

Bookings

Bookings for Drumniall may be made on line, via the ‘Free to Book’ ‘widget’ on the cottage website: they may also be made, if sufficiently in advance, via the Contact Details given at the end of this document.

A Deposit of 30% of the total payment due is required before your Reservation can be confirmed. This Deposit will be retained as surety against damage and breakages etc, and will be returned to you within ten days following departure after the cottage has been checked and found satisfactory.

Deposits are refundable only up to 6 weeks before the commencement of the booked rental period.

The total cost of the Rental must be paid not less than four weeks prior to the start of the proposed Let. Failure to pay this by the due date may result in automatic cancellation and forfeiture of the Deposit. Upon receipt of the complete Rental Payment, full details of key collection etc will be sent.

Cancellations

Any cancellation made by the Client for whatever reason shall be in writing, and sent to the address at the bottom of the Booking Form.

We strongly advise the taking out of a Holiday Cancellation Insurance Policy for your own protection.

The Owner reserves the right to cancel bookings without cause assigned at any time: in such an eventuality all funds paid in advance will be returned in their entirety.

Heating, Lighting Etc

Charges for electricity, gas (for the kitchen hob) and logs for the stove are all within the rental charge, as likewise are costs for the oil-fired heating together with electric under-floor heating in the porch, kitchen and shower-room areas.

Breakages/Damage

Guests are legally bound to reimburse the Owner of Drumniall Cottage for replacement, repair or extra cleaning costs on demand: the Cottage is professionally cleaned and the inventory checked at each ‘turn around’. Loss of a key or keys will incur a charge of £50. Guests are required to take all reasonable care of furniture, fittings, paintings and effects in or on the property, and leave them in the same clean tidy condition as found.

Care of Property

The client shall take all responsibility and proper care of the property. Its furniture, pictures, fittings and effects in or on the property and leave them in the same clean and tidy condition and state of repair and condition at the end of the rental period as at the beginning.

Pets

We regret that we are unable to accommodate pets. See General note below.

Smoking

Please be aware that no smoking is permitted either in Drumniall Cottage, or outside, due to the risk of fire to adjacent Dutch-barn hay storage

Liability

The Owner, or his employees and agents shall not be under any liability to the Client or any third parties for any loss or damage arising from the breach of contract, negligence, misrepresentation or otherwise. The accommodation must not be sub-let, and must not be used by more than the number stated when Booking.

Warranties

The Owner does not warrant, and is not responsible, for the accuracy of any verbal information given or statements made by his employees or agents.

Injury, Loss or Damage

The use of the Property and its equipment is entirely at the Client’s risk and no responsibility can be accepted by the Owner for injury to the Client or a member of his or her party, nor for injury, loss or damage to their belongings including motor vehicles. Full and appropriate Insurances are in place for the Property in every respect.

Right of Entry

The Owner, his employees and agents shall be allowed the right of entry to the Property at all reasonable times for the purposes of inspection, or to carry out essential repairs or maintenance.

General

Upper Ruthven is a working farm: accordingly, we regret that Drumniall is not suitable for younger children, or pets: the Cottage is also no-smoking throughout. The approach to the Property is up a half-mile track, parts of which will require care due to the loose surface in places. Experience has shown that if cars keep to the LEFT on the ascent, and the LEFT again on descent, no difficulty will be experienced. The track is used frequently on a daily basis by both cars and agricultural vehicles.
